One of the strangest transactions ever.

As the largest buyer's brokerage in the Ann Arbor area we have seen
all kinds of weird home sale situations.

This week we witnessed one of the strangest ever.

The home was a foreclosed from one of the large secondary market
investors.

The strangest thing was that of closed this week and we still don't
have a signed purchase contract!

OK,

The transaction did close, the buyer is in, and asside from the title company having a difficult time generating a correct deed, all is well.

Here is what happened:

The seller was one of the large semi-governmental agencies on the secondary mortgage market.

The listing agent was a credible guy who has done these types of purchases before.

The lender was a credible lender that we brought into the transaction.

The buyer was fantastically well qualified and had a high level of market knowledge. (He didn't start that way, that is what he got as one of our buyer clients.)

The seller bank was having some kind of problem actually getting the purchase contract signed. They did sign off on some of the documents that came later, but never on the contract.

If it weren't for the credible listing agent we would have jumped out of this transaction weeks ago.

As it turned out the buyer was able to "hold their breath" long enough for this to actually close, when everybody in Ann Arbor breathed a sigh of relief.

Congratulations to the purchaser and thank you to the listing agent for keeping things together.
