For the love of a warm natural fireplace

When I am viewing property with buyer clients I bend over backwards to
not impose my personal tastes on them.

One example is fireplaces. These days about 80% of home buyers prefer
gas fireplaces because they are so clean and quick.

Our family prefers the Avalon fireplace insert we have and real wood.
In fact we just got our yearly supply of eight cords of mixed
hardwood. (Pictured below)

Yes, that is a lot of wood. And my wife does most of the work with stacking it and my children do most of the work with bringing it into the home to burn. (And the cats seem to get the most enjoyment from the heat.)

With the warmth and the smells and the dust and the wood chips and .... it is a lot different from a gas fireplace. To each his/her own.

Ann Arbor unvented bathroom fan

I've been involved hundreds of home inspections over the years but
today I saw my first bathroom fan that did not vent outside.

It just recirculates air in the bathroom through a little filter.

Note there is no window in the bathroom!

This is a Guenther built.home on the South side.

Strange!

Home Buying Lingo and Euphemsims

I was recently asked by someone starting the home buying process how to tell if a listing was a foreclosure from the description. Good question!

However our local Board of REALTORs doesn't have a specific flag or descriptor that signals a property is a foreclosure. But it is now done in some other boards and it may be coming.

For now, the best bet is to look for phrases in the description like these:

Bank Owned.

Listing office to hold EMD (Earnest Money Deposit)

Bank addendums required

Required seller documentation

Bank addendum overrides local contract

Our professional association published a report that details these phrases along with the "sister" of the foreclosure, the dreaded "short sale".

We miss Mysore Woodland But we sure enjoy Teriyaki Time!

Set directly between the Ann Arbor Community High School and the Ann
Arbor Farmer's Market is a little building that has had carry-out
restaurants for at least the last forty years.
When I was growing up in the area it was DeLong's BBQ Pit.
More recently it was a Indian vegetarian place called Mysore
Woodlands, where we would come by every month and enjoy Dali Masala.
This year it became Teriyaki Time and we've enjoyed a number of their entrees.

Storefront Mistaken Identity - Why?




Our office has been in our current location for about six years. We've had from four to eight of the top real estate buyer agents in the state here. However, to this day we still have people coming through our front door thinking they are going into our neighbor's door. Probably at least once a week this happens, and sometimes it happens a couple times in one day. I don't get it. Here is our front door:

I guess it is nice that people want to walk in our door. But why do they?

One of the strangest transactions ever.

As the largest buyer's brokerage in the Ann Arbor area we have seen
all kinds of weird home sale situations.

This week we witnessed one of the strangest ever.

The home was a foreclosed from one of the large secondary market
investors.

The strangest thing was that of closed this week and we still don't
have a signed purchase contract!
